Who is buying

Your category sets which products you are legally able to purchase. Settlement-service providers may buy advertising, never referrals.

Where

Coverage is a set of ZIP codes, normally the ZIPs inside your 45-minute drive time. That is the same coverage geometry the Router uses, so what you can advertise in is exactly what you can serve. Geography is service-area targeting — Find a Home does not target or exclude by protected class or by any proxy for one.

Tier

The tier sets how the slot rotates. Exclusive holds the whole position for the term; the others share it.

Frequency

Share of voice is the lever. Fund a larger share, appear more often. Rotation stays random — it is never weighted by referral flow.

Published rate card & fair-market-value methodology

Every position is priced from one published base rate and a set of documented multipliers. The rate does not vary by buyer type. A lender pays exactly what an agent pays for the same position — that parity is the Section 8(c)(2) defense, and it is not discountable.

Base rate per ZIP per month at Standard tier and 40% share of voice (). Share of voice scales the rate linearly against that 40% reference. Exclusive tier is a flat rate for 100% of the position.

Impression estimates are modeled from current network traffic and are an estimate, not a guarantee. Rates are benchmarked against equivalent portal positions and discounted for audience scale. FSBO adjacency is deliberately priced below the equivalent listing-detail position because Find a Home is not the listing broker there. The fair-market-value file is the basis for this card; the published benchmark is its starting point and a third-party valuation is being commissioned to sit behind it.

    General terms

    1. Nature of the buy. This is a purchase of advertising inventory at the published fair-market rate. It is not a purchase of leads, referrals, endorsements, or preferential placement of any kind.
    2. Rate parity. The rate for a given position is identical for every buyer category. Find a Home does not discount a position because of who is buying it or what business they send.
    3. Rotation. Where a position is shared, rotation is random and weighted only by each advertiser's pro-rata share of fair-market spend on that position. Rotation logs are retained for audit.
    4. Labelling. Every unit renders labelled “Advertisement”. Find a Home will not describe a paid unit as recommended, preferred, endorsed, or vetted.
    5. Fair Housing. Geographic targeting is service-area relevance. Advertisers may not target or exclude by protected class or by any proxy for one, and creative must comply with the Fair Housing Act.
    6. Creative approval. Find a Home may decline or require changes to creative that is inaccurate, non-compliant, or inconsistent with these terms.
    7. Term and cancellation. The term begins on the first serving day. Either party may cancel with 30 days' written notice; fees are prorated to the last served day.
    8. Billing. Monthly in advance. Impression figures are modeled estimates, not guarantees of delivery.
    9. Not binding until countersigned. This order becomes a contract only when countersigned by an authorized representative of Find a Home in TN, Inc.
    10. Governing law. Tennessee.
